Group 2 Development Permit (Commercial and Industrial Uses)

Group 2 Development Permits are required for all commercial and industrial uses that are not specified as conditional uses. These permits are required for both new construction and expansion of existing commercial or industrial businesses. This also includes recreational uses that are commercial in nature. Permit fee is $150.

2. Neighboring Properties (Group 2 Permits require notice to neighboring properties. Please provide the NAME AND ADDRESS for all properties that are contiguous to your parcel.)

3. Site Evaluation

Will the proposed activity interfere with agricultural operations by contaminating water sources or interfering with irrigation facilities?
Are State or Federal Permits needed to conduct this activity on the proposed property?

Required files include a general Site Plan and all additonal requirements for the desired use.
 
Site plan must include:
  • Map of property boundary
  • Footprint of existing buildings or structures
  • Footprint of proposed buildings or structures
  • Setbacks from property lines, roadways, easements, and right-of-ways
  • Existing and proposed access to property (roadways, driveways, parking, etc.)
  • Surface water, drainage, and/or agricultural water
  • Sanitation (i.e. wells, drainfields, etc.)
  • Any easements or right-of-ways
The Site Plan may be a pdf, image, or scanned copy.

4. Administrative Review Process. The Planning director will issue a Development Permit within 45 days of a complete application. The Planning Director may issue CONDITIONAL APPROVAL of the permit related to ingress and egress, parking, fencing, screening, landscaping, setbacks, signs and lighting, weed control and conditions to address other reviewing agency concerns.

5. Applicant Statement. Everything included in this application is true and meets all application submittal requirements as found in the Carbon County Development Regulations.
